A quick, friendly rundown of how our homes work, so your stay goes smoothly and our communities stay happy. These rules are part of our Terms of Service, and everyone on the reservation agrees to them at booking. A few details — like exact check-in times or whether a specific unit allows pets — vary by building and are confirmed for your stay.

The short version

  • Only the people on your reservation stay in the home — no extra or unregistered guests.
  • No parties or events of any kind. Our homes are inside residential communities.
  • No smoking or vaping anywhere inside.
  • Quiet hours run from 9 PM to 8 AM — please be considerate of neighbors.
  • Traveling with a pet? It has to be approved in writing before you arrive.
  • Treat the home and the community with care.

Who can stay

Your reservation covers the guests you booked for, up to the maximum for your unit, and everyone staying should be on the reservation. Each registered guest gets their own access badge or key fob from the building, under the community's access control — so visitors who aren't on the reservation can't use the building, the amenities, or parking. If your plans change and more people are joining, just let us know first.

No parties or events

Our apartments are real homes inside residential communities, not event spaces — so parties, gatherings, and events of any size aren't allowed. Need room for a group? That's great: we can often book several units in the same building so everyone has a place to sleep. Reach out and we'll help you plan it.

Keep it quiet

Please be mindful of the neighbors who live around you, especially during quiet hours, which run from 9 PM to 8 AM.

No smoking or vaping

For everyone's comfort and safety, there's no smoking or vaping of any kind inside the units or buildings.

Pets

We love animals, but pet policies depend on the building and the specific unit. If you'd like to bring a pet, tell us when you book so we can place you in a pet-friendly unit and confirm the policy and any pet fee in writing before you arrive. Please don't bring an undisclosed pet — that's treated as a house-rules violation. Service animals are always welcome as required by law; a quick heads-up helps us put you in the right unit.

Parking

Most of our buildings include parking. Where it's included, please use only your assigned or permitted spot and follow the building's parking instructions. We'll confirm the exact parking setup for your unit before you arrive.

Checking in and out

Check-out is by 11 AM. How you get in depends on the building — some have 24/7 self check-in, others have a community concierge with set hours — so your check-in time and step-by-step arrival instructions come with your booking confirmation. Where a concierge handles arrivals, you may be asked to show a government-issued ID when you pick up your keys.

Taking care of the home

Please treat the apartment, its furnishings, and the community with care, and follow the community's rules for shared spaces, amenities, trash, and recycling. Don't disable or tamper with smoke detectors, locks, or other safety equipment, and you're responsible for any damage beyond normal wear and tear. Our cleaners handle the turnover, so you don't need to deep-clean before you go — just leave it tidy.

If the rules are broken

We keep these rules simple so everyone — guests, neighbors, and the communities we partner with — has a good experience. Serious violations, such as a party, smoking, or extra unapproved guests, will result in a $300 fee, cancellation of the reservation without a refund, and removal from the property, on top of any charges for damage.

Cancellations

Plans change — here's the short version of our cancellation policy:

  • Cancel 30 or more days before check-in: full refund, including taxes.
  • Cancel fewer than 30 days before check-in, but at least 7 days out: 50% refund of the room total, plus all taxes back.
  • Cancel fewer than 7 days before check-in: the room charges aren't refunded — only the prorated taxes for the nights you don't stay come back.
