Trifecta Corporate Housing ("Trifecta Corporate Housing," "we," "us," or "our") provides furnished corporate housing in Raleigh, Durham, and Charlotte, North Carolina. This Privacy Policy explains what information we collect when you visit our website or book a stay with us, how we use and share that information, and the choices and rights you have. By using our website or booking a stay, you agree to the practices described in this policy.

Scope

This policy applies to information we collect through our website, our online booking process, our "Ask Trifecta" AI chat, and related communications. It does not cover the privacy practices of third parties we link to or work with, except as described here. Where we use service providers to handle information on our behalf, those providers have their own privacy policies that govern their use of your information. Our services are operated from the United States, and information we collect is processed in the United States.

Information We Collect

We collect the following categories of information:

Contact and booking details. When you make an inquiry or book a stay, you provide information such as your name, email address, phone number, your stay dates and party details (for example, the number of guests), and any optional message you choose to send us. This information is stored and processed through Guesty, our booking and property-management platform.

Payment information. When you pay for a stay, you enter your card details on our website. These details are transmitted to and processed by Stripe, our payment processor. We do not store full card numbers. We may retain limited transaction information, such as a confirmation that a payment was made and the amount.

Identity verification information. To confirm guest identity and to meet apartment-community requirements, we use a third-party identity-verification provider. Details of what is collected and how it is handled are described in the Identity Verification section below.

Analytics and usage information. When you use our website, we automatically collect certain technical and usage information, such as the pages you view, links and buttons you interact with, your device and browser type, and approximate location at the country level (see Cookies & Analytics). We collect this through Google Analytics 4 and through our own first-party, session-based clickstream.

Cookies and similar technologies. We use cookies and similar technologies, including browser local storage, to keep a session identifier and to operate Google Analytics 4. See Cookies & Analytics below.

AI chat information. When you use our "Ask Trifecta" AI chat, the messages you type are processed to generate responses. This feature is powered by Google Vertex AI (Gemini), which means your messages are processed by Google to produce answers. Please avoid entering sensitive personal information into the chat.

How We Use Your Information

We use the information we collect to:

  • Respond to your inquiries and provide customer support.
  • Process, confirm, and manage your bookings and stays.
  • Process payments through our payment processor.
  • Verify guest identity and meet the guest-identification requirements of the apartment communities where our units are located.
  • Operate, maintain, secure, and improve our website and services, including understanding how our website is used.
  • Power the "Ask Trifecta" AI chat and generate responses to your questions.
  • Communicate with you about your booking, respond to your requests, and send service-related messages.
  • Comply with our legal obligations, enforce our terms, and protect the rights, property, and safety of our guests, our business, and others.

Cookies & Analytics

We use cookies and browser local storage to operate our website. These are used to maintain a session identifier (so the site functions correctly and so our first-party analytics can recognize a single browsing session) and to support Google Analytics 4.

Google Analytics 4 (GA4). GA4 helps us understand how visitors find and use our website. Google processes this information on our behalf; you can learn more about Google's practices in Google's privacy materials. You can opt out of Google Analytics across websites by installing the Google Analytics Opt-out Browser Add-on, available from Google.

First-party analytics. Our own session-based clickstream records page views and on-page interactions without collecting your name or other directly identifying personal information. We do not store your full IP address — we use it only to determine a coarse, country-level location and do not retain the full address.

Managing cookies. Most web browsers let you refuse or delete cookies and clear local storage through their settings. Some browsers also offer a "Do Not Track" or global privacy control signal. Because there is no common industry standard for how to respond to these signals, our website may not respond to all of them; we describe the controls we do offer in this section. Disabling cookies may affect how parts of the website function.

Payments

Payments are processed by Stripe, our third-party payment processor. When you enter your card details on our website, they are transmitted to Stripe for processing. We do not store full card numbers. Stripe's handling of your payment information is governed by Stripe's own privacy policy. We receive limited information needed to confirm and manage your transaction, such as whether a payment succeeded and the amount paid.

Identity Verification

When you book directly with Trifecta Corporate Housing, we confirm the identity of the person making the reservation before the booking is created. This helps us protect the homes we manage, the communities we partner with, and our other guests. It also lets us meet the ID requirements those communities ask of us. These practices apply to every guest, wherever in the United States you book from.

This section explains what we collect, why, who helps us, how long we keep it, and the choices you have.

The short version

  • Your ID photo and selfie are taken live through your device's camera during booking — never uploaded files.
  • The images are encrypted, and we delete them after about 30 days.
  • We never sell, trade, or profit from your information, and we never share it for advertising.

What we collect

To verify your identity, we collect:

  • An image of your government-issued photo ID (for example, a driver's license, state ID, or passport).
  • A live selfie, captured in real time at the moment of verification.
  • A face match that checks whether the selfie matches the photo on your ID, along with a liveness check (confirming a real person is present, rather than a photo of a photo).
  • Basic identity details read from your ID (name, date of birth, document type and number, expiration date, and issuing authority), which we store as part of your verification record.
  • The result of the verification (for example, verified or not verified).

Your ID image and selfie are captured live through your device's camera at the time of booking. We do not accept uploaded image files for this step, which helps confirm that the documents and the person are real and current.

Why we collect it

We use this information for two specific purposes:

  1. To confirm you are who you say you are, so we can protect our properties, our partner communities, and our other guests from fraud and misuse; and
  2. To meet the ID requirements of the apartment communities we lease from. Because we lease the apartments from the communities that own them, those communities require us to collect and pass along ID for everyone who stays — so this step is also part of keeping our agreements with them.

We do not use this information for advertising or profiling, or for any purpose other than the two described above.

How the face match works

To check that your selfie matches your ID, our verification provider does a quick face comparison. The law calls this kind of analysis biometric information, so we want to be clear about how it's handled.

  • We work with Didit (didit.me), a third-party identity-verification provider, which acts as our service provider (the company that handles this step on our behalf). Didit performs the live capture, the liveness check (confirming a real person is present), and the facial-geometry comparison that matches your selfie to the photo on your ID.
  • The facial-geometry analysis is performed by Didit. Trifecta Corporate Housing does not create, generate, or keep a separate facial-geometry template, "faceprint," or biometric identifier of its own. We receive your ID image, your selfie, the extracted identity details, and the verification result.
  • Because we direct this verification and receive your ID and selfie images, we treat this information as biometric information subject to applicable biometric-privacy laws, and we follow the consent, retention, and deletion practices in this section regardless of which company performs the technical comparison.
  • Didit handles this information only to provide the verification service to us, under our instructions and its agreement with us.

A photograph by itself is not a biometric identifier; the facial-geometry comparison performed during verification is. We apply biometric-privacy protections to both the comparison and the images used for it.

Because our guests book from across the United States, biometric-privacy laws of several states may apply to how this information is handled, including the Illinois Biometric Information Privacy Act and comparable laws in Texas and Washington.

Your consent

We ask for your explicit consent before any image or biometric capture takes place. Before the camera is used, we show you a notice stating that biometric information is being collected and stored, the specific purpose for collecting it, and how long we keep it. By checking the consent box, you provide your written authorization (release) for the collection, storage, use, and limited sharing described here. If you do not consent, the identity-verification step will not proceed.

How long we keep it, and how we delete it

This section is our publicly available written policy for retaining and destroying biometric information. We keep your information only as long as we need it:

  • ID image(s) and selfie image: stored in encrypted form and retained for approximately 30 days, after which they are permanently deleted. We permanently delete the biometric information (your ID and selfie images and any related face-comparison data) when the purpose for collecting it has been satisfied, or within three years of your last interaction with us, whichever occurs first.
  • Verification record: the record we keep longer contains only non-biometric details — your name, date of birth, document type and number, expiration date, issuing authority, and the verified/not-verified result. It does not include the ID or selfie images or any face-comparison data, which are deleted on the schedule above. We retain this record as part of our business and contractual recordkeeping and to comply with law, and we delete it when that purpose ends.

We delete this information when the purpose for collecting it has been satisfied, or when any longer period required by law has ended — and biometric information is always deleted within the limits described above and under applicable state biometric-privacy laws.

How we protect it

We protect this information with encryption of stored ID and selfie images and with access limits, so only the people who need it for your booking can see it. We protect it using the reasonable standard of care for our industry, and in a manner at least as protective as how we safeguard other confidential and sensitive information we hold. We engage Didit under an agreement that requires it to handle this information only to provide the verification service to us and to protect it appropriately.

Who we share it with

  • The relevant apartment community or leasing office. A copy of your government-issued ID (and the basic identity details from it) may be provided to the apartment community or leasing office where you will be staying, to meet that community's guest-identification requirement. We do not share the face-comparison/biometric data or your selfie with the apartment community.
  • Our verification provider (Didit). As described above, Didit handles your information solely to perform the verification on our behalf.

We do not sell, lease, trade, or otherwise profit from your ID information or biometric information. We do not share it for anyone's advertising or marketing.

Your choices and how to reach us

You may contact us at any time to ask what information we hold about you, to request access to it, or to ask us to delete it, and we will respond consistent with applicable law.

Effective June 17, 2026. Trifecta Corporate Housing offers furnished corporate housing in North Carolina under master-lease agreements with apartment communities. This Identity Verification section forms part of, and should be read together with, our full Privacy Policy, and applies to every guest regardless of where they book from.


How We Share Information

We do not sell, rent, or trade your personal information. We share information only in the following circumstances:

Apartment communities and leasing offices. Because our furnished units are within apartment communities operated under master-lease agreements, we share guest identification and booking information with the relevant apartment community or leasing office in order to meet their guest-identification requirements.

Service providers. We share information with trusted service providers who perform functions on our behalf, including:

  • Guesty — our booking and property-management platform.
  • Stripe — our payment processor.
  • Our identity-verification provider — see the Identity Verification section.
  • Google — for Google Analytics 4 and for the Google Vertex AI (Gemini) service that powers our "Ask Trifecta" AI chat.

These providers are permitted to use the information only to provide services to us and are expected to protect it.

Legal and safety. We may disclose information if required to do so by law, regulation, legal process, or governmental request, or where we believe disclosure is reasonably necessary to protect the rights, property, or safety of our guests, our business, or others, or to investigate fraud or enforce our agreements.

Business transfers. If we are involved in a merger, acquisition, financing, or sale of all or part of our business or assets, your information may be transferred as part of that transaction, subject to this policy.

Data Security

We take reasonable administrative, technical, and organizational measures designed to protect personal information against unauthorized access, loss, misuse, or alteration. Sensitive operations such as payment processing and identity verification are handled by specialized providers (Stripe and our identity-verification provider). However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.

Data Retention

We retain personal information for as long as needed to provide our services, manage your booking, comply with our legal, tax, and accounting obligations, resolve disputes, and enforce our agreements. When information is no longer needed for these purposes, we take steps to delete it or de-identify it. Analytics and session data is retained only for a limited period for analytics purposes. Retention periods for identity-verification data are described separately in the Identity Verification section, and payment-card handling and retention are governed by our payment processor as described under Payments.

Your Privacy Rights

You may request to access, correct, or delete the personal information we hold about you by emailing us at [email protected]. We may need to verify your identity before acting on your request, and some information may need to be retained where we have a legal obligation or legitimate business reason to keep it.

Depending on where you live, you may have additional rights under your state's privacy laws. For example, residents of California and other states with comparable privacy laws may have rights to:

  • Know what personal information we collect and how we use and share it.
  • Request access to, correction of, or deletion of that information.
  • Opt out of the "sale" or "sharing" of personal information, as those terms are defined by applicable law.
  • Limit the use and disclosure of sensitive personal information.
  • Not be discriminated against for exercising these rights.

We do not sell your personal information for money. We use Google Analytics 4 for site analytics; depending on its configuration and on how your state's law defines a "sale" or "share," some analytics activity may be treated as a sale or share, and you may opt out as described in the Cookies & Analytics section. To exercise any of these rights, email us at the address above, and we will respond consistent with applicable law.

Children's Privacy

Our website and services are intended for adults and are not directed to individuals under 18 years of age. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will take appropriate steps to delete it.

Third-Party Links

Our website may contain links to third-party websites or services that we do not operate or control. This policy does not apply to those third parties, and we are not responsible for their content or privacy practices. We encourage you to review the privacy policies of any third-party sites you visit.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date at the top of this page. If we make material changes, we will take reasonable steps to notify you. We encourage you to review this policy periodically. Your continued use of our website or services after an update means you accept the revised policy.
