These Terms of Service ("Terms") govern your access to and use of the Trifecta Corporate Housing website, booking tools, and related services (together, the "Services"), and any stay you book with us. Trifecta Corporate Housing ("Trifecta Corporate Housing," "we," "us," or "our") provides furnished corporate housing in Raleigh, Durham, and Charlotte, North Carolina, leasing apartments under master-lease agreements with apartment communities. Please read these Terms carefully. By using our Services or booking a stay, you agree to them.


1. Acceptance of Terms

By accessing our website, making or requesting a booking, or otherwise using our Services, you agree to be bound by these Terms and by our Privacy Policy (Privacy Policy), which is incorporated here by reference. If you do not agree, please do not use our Services.

We may provide additional terms for specific stays, properties, or promotions. Where those additional terms conflict with these Terms, the additional terms control for that specific stay or offer.


2. Eligibility

You must be at least 18 years old and able to enter into a legally binding contract to book a stay or use our Services. By booking, you represent that you meet these requirements and that all information you provide is accurate, current, and complete. The person who makes a booking is responsible for that booking and for everyone in their party.


3. Bookings and Payments

We accept and manage direct bookings through Guesty, our booking and property-management platform. When you request or make a booking, you provide details such as your name, email address, phone number, stay dates, party information, and any optional message, which are stored and processed to administer your stay.

Payments are processed by Stripe, our third-party payment processor. You enter your card details on our site, and Stripe handles the transaction. We do not store full card numbers. By providing payment information, you authorize us (through Stripe) to charge the amounts shown for your booking, including the room rate, applicable fees, and taxes. Stripe's own terms and privacy practices apply to its processing of your payment information.

A booking is confirmed only when you receive a confirmation from us. Rates, fees, taxes, availability, and minimum-stay requirements are shown at the time of booking and may change before a booking is confirmed. If a payment is declined, reversed, or charged back, we may suspend or cancel the affected booking.


4. Identity Verification

To help keep our properties and guests safe and to meet apartment-community requirements, we may require identity verification before or after a booking is confirmed. Identity verification is handled by a third-party provider as described in our Privacy Policy. By booking, you agree to complete any verification we reasonably request. We may decline, hold, or cancel a booking if verification cannot be completed. For details on how verification information is collected, used, and shared, please see our Privacy Policy.


5. House Rules

Every stay is subject to these house rules, to the specific rules for your unit and building, and to the rules of the apartment community where your unit is located. By booking and staying with us, you and everyone in your party agree to follow them. Additional or community-specific rules may be provided in your booking confirmation, your check-in instructions, or the in-unit guidebook, and they apply with equal force.

Registered guests and occupancy. Only the guests named on your reservation may stay in the unit, and the number of guests may not exceed the maximum shown for your unit at the time of booking. Everyone who will stay must be on the reservation. Visitors who are not on the reservation are not permitted to use the building, its amenities, or its parking. Each registered guest receives access credentials (such as a badge or key fob) issued under the apartment community's access control; these are for the registered guest only and may not be shared.

No parties or events. Parties, gatherings, and events of any size are not permitted. Our homes are within residential apartment communities and are not event venues. If you need space for a group, we welcome booking several units to accommodate everyone — just contact us about group stays.

Noise and quiet hours. Please be considerate of residents and neighbors at all times, and observe quiet hours, which run from 9:00 PM to 8:00 AM. Excessive noise is a violation of these house rules.

No smoking. Smoking and vaping of any kind are not permitted inside the units or buildings.

Pets. Pet policies vary by building and unit. Pets are permitted only where the specific unit allows them, and only when you have disclosed the pet and received our written approval — including any applicable pet fee — before arrival. Bringing an undisclosed or unapproved animal is a violation of these house rules. Service animals are accommodated as required by law; please tell us in advance so we can place you in a suitable unit.

Parking. Where parking is included, use only your assigned or permitted space and follow the community's parking instructions. Parking availability and arrangements vary by building and are confirmed for your unit.

Check-in and check-out. Check-out is by 11:00 AM. Check-in times and the arrival method vary by building (for example, self check-in or a community concierge) and are provided in your booking confirmation and check-in instructions. Please complete check-in using the method we provide and check out by 11:00 AM so the home can be prepared for the next guest. Where a community concierge manages arrivals, building access may be limited to the concierge's hours, and each guest may be asked to present a government-issued ID at key pickup.

Identity verification. For direct bookings, we verify the identity of the person making the reservation, and the apartment community may require a copy of each guest's government-issued ID. See Section 4 above and our Privacy Policy for details.

Care of the home and community. Treat the unit, its furnishings, and the community with care. Follow the community's rules for shared spaces and amenities, and for trash and recycling. Do not remove, disable, or tamper with smoke detectors, locks, or other safety equipment. You are responsible for any damage caused by you or anyone in your party beyond normal wear and tear.

Compliance and violations. You and your party must comply with all applicable laws and with the apartment community's own rules and policies. Violations of these house rules — such as excessive noise, smoking, or additional unapproved guests — will result in a $300 fee, cancellation of your reservation without refund, and removal from the property, in addition to charges for any damage and any other remedies available to us. Where required under our agreements with an apartment community, we may report a violation to that community.


6. Cancellation Policy

Unless a different policy is shown for your specific booking at the time you reserve, the following cancellation and refund terms apply. All windows are measured from your scheduled check-in date, in the local time of the property. To cancel or change a reservation, contact us at [email protected] or (919) 576-0427.

  • 30 or more days before check-in: full refund, including all taxes.
  • Fewer than 30 days but at least 7 days before check-in: 50% refund of the accommodation total, plus a full refund of all taxes.
  • Fewer than 7 days before check-in: the accommodation total is non-refundable; only the prorated taxes on the unfulfilled nights are refunded.

No-shows and early departures are handled under the windows above based on when you notify us; nights that have already begun, or that fall within the no-refund window, are not refunded. The terms presented to you at the time of booking govern your reservation, and different rates, properties, or lengths of stay may carry different cancellation terms. Refunds are issued to your original payment method through our payment processor. This Section 6 does not apply to fees or forfeitures arising from a violation of the House Rules in Section 5, which are governed by that section.


7. Unit Availability and Substitution

Because we provide our housing under master-lease agreements with apartment communities, there may be rare circumstances in which a specific unit becomes unavailable for reasons outside our reasonable control — including action by the apartment community or landlord, maintenance emergencies, casualty, or damage. If this happens, we may, at our discretion, provide you with a comparable unit, or cancel the affected booking and issue a refund for amounts paid for the portion of the stay not provided. Where reasonably possible, we will let you know promptly and work with you on alternatives.


8. Acceptable Use

When using our Services, you agree not to:

  • Use the Services for any unlawful, fraudulent, or harmful purpose, or in violation of these Terms or any applicable law;
  • Provide false, misleading, or stolen information, including payment or identity information;
  • Book a stay on behalf of someone who is not disclosed to us, or exceed the guests, occupancy, or stay length authorized for your booking;
  • Damage, misuse, or remove property from a unit or community, or disturb neighbors, staff, or other guests;
  • Interfere with, disrupt, or attempt to gain unauthorized access to our Services, systems, or networks;
  • Scrape, copy, or harvest data from our Services, or use bots or automated means except for standard search-engine indexing;
  • Reproduce, resell, or commercially exploit any part of our Services without our written permission.

We may suspend, restrict, or terminate access to our Services, and may cancel a booking, if we reasonably believe these Terms have been violated.


9. Intellectual Property

The Services and their contents — including text, copy, images, photographs, graphics, logos, page layouts, and software — are owned by or licensed to Trifecta Corporate Housing and are protected by intellectual-property laws. We grant you a limited, personal, non-exclusive, non-transferable, revocable license to access and use the Services for the purpose of learning about and booking a stay. You may not copy, modify, distribute, publish, or create derivative works from any part of the Services without our prior written permission. "Trifecta Corporate Housing" and our logo are our marks and may not be used without our permission. All rights not expressly granted are reserved.


10. Disclaimers

The Services and any stay are provided on an "as is" and "as available" basis, without warranties of any kind, whether express, implied, or statutory, to the fullest extent permitted by law. We do not warrant that the Services will be uninterrupted, error-free, secure, or free of harmful components, or that any information on the Services is complete, current, or accurate. Property descriptions, photographs, amenities, and availability are provided for general information and may change.

We rely on third-party providers — including our booking platform, payment processor, identity-verification provider, analytics and AI providers, and the apartment communities we work with — and we are not responsible for the acts, omissions, or services of those third parties. Some jurisdictions do not allow the exclusion of certain warranties, so some of the above may not apply to you.


11. Limitation of Liability

To the fullest extent permitted by law, Trifecta Corporate Housing and its affiliates, officers, employees, contractors, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, or other intangible losses, arising out of or relating to your use of the Services or any stay, whether based on contract, tort (including negligence), strict liability, or any other legal theory, even if we have been advised of the possibility of such damages.

To the fullest extent permitted by law, our total aggregate liability for any claim arising out of or relating to the Services or a stay will not exceed the greater of (a) the total amount you paid to us for the booking giving rise to the claim, or (b) one hundred U.S. dollars ($100). Some jurisdictions do not allow certain limitations of liability, so some of the above may not apply to you. Nothing in these Terms limits liability that cannot be limited under applicable law.


12. Indemnification

You agree to defend, indemnify, and hold harmless Trifecta Corporate Housing and its affiliates, officers, employees, contractors, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Services or any stay; (b) your violation of these Terms, any house rules, or any applicable law; (c) the acts or omissions of you or anyone in your party; or (d) any damage to property or harm to persons caused by you or your party. We reserve the right to assume the exclusive defense and control of any matter subject to indemnification by you, and you agree to cooperate with our defense of such claims.


13. Force Majeure

We are not responsible or liable for any failure or delay in performing our obligations under these Terms when caused by events or conditions beyond our reasonable control — including, for example, acts of God, natural disasters, fire, flood, severe weather, casualty, utility or internet outages, failures of third-party providers, labor disputes, epidemics or pandemics, government actions or orders, or actions of an apartment community or landlord. If such an event affects your stay, we will work with you in good faith on a comparable unit, rescheduling, or a refund of amounts paid for the portion of the stay not provided, consistent with Section 7.


14. Governing Law

These Terms and any dispute arising out of or relating to them or to your use of the Services are governed by the laws of the State of North Carolina, without regard to its conflict-of-laws principles. You agree that the exclusive venue for any dispute that may be brought in court will be the state and federal courts located in North Carolina, and you consent to the personal jurisdiction of those courts, except where applicable law provides otherwise.


15. Severability

If any provision of these Terms is held to be invalid, unlawful, or unenforceable by a court of competent jurisdiction, that provision will be modified to the minimum extent necessary to make it enforceable, or, if it cannot be so modified, will be severed from these Terms. The remaining provisions will continue in full force and effect.


16. Entire Agreement; No Waiver

These Terms, together with our Privacy Policy and any additional terms presented to you at the time of booking, make up the entire agreement between you and us regarding the Services and your stay, and supersede any prior or contemporaneous agreements on that subject. Our failure to enforce any provision of these Terms is not a waiver of that provision or of our right to enforce it later. Any waiver must be in writing to be effective.


17. Assignment

You may not assign or transfer these Terms, or any of your rights or obligations under them, without our prior written consent, and any attempt to do so is void. We may assign or transfer these Terms, in whole or in part, without restriction, including in connection with a merger, acquisition, reorganization, or sale of assets. These Terms are binding on and benefit the parties and their permitted successors and assigns.


18. Changes to These Terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Changes are effective when posted. Your continued use of the Services after changes are posted means you accept the updated Terms. The Terms in effect at the time you make a booking apply to that booking.
